How Many ADA Parking Spaces Are Required?
The ADA requires a minimum number of accessible spaces based on the total number of spaces in your lot:

Van-accessible spaces are not optional — they must be clearly designated and properly sized.
ADA Stall Size Requirements
Standard Accessible Stall
- Stall width: 8 ft
- Access aisle: 5 ft
Van-Accessible Stall (Two Options)
Option A:
- Stall width: 11 ft
- Access aisle: 5 ft
Option B:
- Stall width: 8 ft
- Access aisle: 8 ft

ADA Signage Requirements
Accessible parking spaces must include upright signs — not just pavement paint. Requirements include:
- Permanent upright sign
- International Symbol of Accessibility
- “Van Accessible” designation for van stalls
- Mounted at a minimum of 60 inches from the ground to the bottom of the sign
Faded or missing signs are one of the most common ADA violations on commercial properties.
When Do ADA Markings Need to Be Repainted?
You should repaint ADA markings when:
- Blue pavement paint fades
- The wheelchair symbol becomes hard to see
- Access aisle striping loses visibility
- Weather or traffic wears down markings
If customers or tenants can’t easily spot ADA spaces, you’re likely overdue for restriping.
