Water-Based Latex Paint

Water-based latex is the most common choice for parking lot striping, and for good reason. It dries quickly (typically 15-30 minutes), has low VOC emissions, and cleans up with water. Most municipalities and state DOTs specify water-based paint for road and parking lot markings because it meets EPA air quality standards.

Oil-Based Alkyd Paint

Oil-based (alkyd) parking lot paint provides superior durability and adhesion. It’s the preferred choice for high-traffic commercial lots, drive-through lanes, and areas that see heavy turning movements. However, increasing VOC regulations have limited its use in some jurisdictions.

Thermoplastic Markings: The Premium Option

For maximum durability, thermoplastic markings are the gold standard. Applied hot (400°F+) and fused to the pavement surface, thermoplastic markings last 3-5 years in parking lot applications and up to 8 years on low-traffic areas. AF&G LLC is one of the few contractors in Arkansas with dedicated thermoplastic application equipment.

Our Recommendation for Arkansas Properties

For most Arkansas commercial parking lots, we recommend water-based latex paint with glass reflective beads on a 12-18 month restriping cycle. The combination of low cost, fast application, and regulatory compliance makes it the best value for most property managers.

For high-traffic areas like drive-throughs, main travel lanes, and ADA markings, we recommend upgrading to thermoplastic for those specific elements while using latex for standard stall lines.
