Water-Based Latex Paint
Water-based latex is the most common choice for parking lot striping, and for good reason. It dries quickly (typically 15-30 minutes), has low VOC emissions, and cleans up with water. Most municipalities and state DOTs specify water-based paint for road and parking lot markings because it meets EPA air quality standards.
Pros of Water-Based Paint
- Fast dry time: 15-30 minutes in warm weather, meaning lots can reopen quickly
- Low VOC: Meets Arkansas DEQ and EPA volatile organic compound regulations
- Easy cleanup: Equipment cleans with water, reducing chemical waste
- Cost effective: $0.15-$0.25 per linear foot of material cost
- Reflective bead compatible: Glass beads embed well for nighttime visibility
Cons of Water-Based Paint
- Shorter lifespan: 12-18 months in high-traffic areas
- Weather sensitive: Cannot apply below 50°F or when rain is expected within 2 hours
- Moisture issues: Won’t adhere properly to wet or damp surfaces
Oil-Based Alkyd Paint
Oil-based (alkyd) parking lot paint provides superior durability and adhesion. It’s the preferred choice for high-traffic commercial lots, drive-through lanes, and areas that see heavy turning movements. However, increasing VOC regulations have limited its use in some jurisdictions.
Pros of Oil-Based Paint
- Superior durability: 18-24+ months even in high-traffic areas
- Better adhesion: Bonds to aged asphalt and concrete better than latex
- Temperature flexibility: Can be applied in cooler conditions (40°F+)
- Moisture tolerant: Better performance on slightly damp surfaces
Cons of Oil-Based Paint
- Higher VOCs: May not meet regulations in all areas
- Slower dry time: 30-60 minutes depending on conditions
- Solvent cleanup: Requires mineral spirits, increasing cost and waste
- Higher material cost: $0.20-$0.35 per linear foot
Thermoplastic Markings: The Premium Option
For maximum durability, thermoplastic markings are the gold standard. Applied hot (400°F+) and fused to the pavement surface, thermoplastic markings last 3-5 years in parking lot applications and up to 8 years on low-traffic areas. When to Choose Thermoplastic
- High-traffic retail parking lots (Walmart, shopping centers, hospitals)
- Drive-through lanes and directional arrows
- ADA accessibility markings that must remain clearly visible

Our Recommendation for Arkansas Properties
For most Arkansas commercial parking lots, we recommend water-based latex paint with glass reflective beads on a 12-18 month restriping cycle. The combination of low cost, fast application, and regulatory compliance makes it the best value for most property managers.
For high-traffic areas like drive-throughs, main travel lanes, and ADA markings, we recommend upgrading to thermoplastic for those specific elements while using latex for standard stall lines.
